The five things that change your quote the most

Number and size of windows. More glass means more time. French windows with lots of small divided panes take noticeably longer than a single large pane of the same overall size.

Height and access. Ground-floor windows are the fastest. Second- and third-story glass, windows over landscaping or a steep slope, and high great-room or foyer windows need extra equipment and care, so they cost more.

Inside, outside or both. Exterior-only cleaning is the lower-cost option. Inside and out is the most popular choice because interior glass collects fingerprints, cooking film and pet smudges that an exterior wash can't touch.

Screens, tracks and sills. Removing and washing screens and vacuuming and wiping tracks and sills adds time, but it's what makes the job look finished. Clean glass framed by a dusty track and a gray screen still looks dirty.

Condition of the glass. Windows that haven't been cleaned in years, hard water spotting from sprinklers, and paint or stucco left after construction all take specialty work beyond a standard wash.

Add-ons that are priced separately

Some services go beyond a regular cleaning and are quoted on their own: hard water stain removal, post-construction cleaning, storm window disassembly, skylights, window wells, and screen repair or replacement (which starts at $25 per screen).
